It's very true that Fremont's schools are over crowded, and students oftern get diverted to an alternative school with an API lower than the one that their home is associated with. However, the main criteria is safety, and Parkmont is considered a much safer area as well. You should have a conversation with the Fremont Police department. Ask them which neighborhoods in Fremont have the highest gang activity.

By now you know that Parkmont has a better draw due to the school scores. Unfortunately all grades in Parkmont are impacted with a waiting list. It is very possible that if you buy in the Parkmont school district and have children in elementary school, you may be driving them to Cabrillo anyway.

Better is a relative term. You get more house for your money in Cabrillo, its closer to 880 and the peninsula, and you will have a wider selection of affordably priced homes.

Good luck in your search.

as others have mentioned, it's up to you to pick the location.
However, it's no secret that Parkmont has a better elem. school, closer to BART, but Cabrillo is cheaper in price and just about equal in the high school and closer to 880 & 84 bridge.

You need to know your price range, then sit down with your realtor and look at all the homes in your price range then you will see what is available and what you like.

We're all happy to help you.

That totally depends on you. Parkmont is a much more expensive neighborhood – if you cannot afford to buy there, then Cabrillo is the better neighborhood … for you. Sit down with your Realtor and lender, develop a budget and then look at homes that fit the budget. If you can afford Parkmont … great. If you can afford Mission San Jose, even better.

If you can only afford Cabrillo … perfect.

Parkmont is superior for its schools, safer community, and closer to shopping.

Hi Lakisha,

If you are looking for schools as other agents have indicated, Parkmont is the best choice. The other great factor with Parkmont is its close proximity to the Fremont Bart and Washington Hospital. Also Fremont library and Lake Elizabeth is also closer to the Parkmont area. So if you are looking for good schools and transportation Parkmont could be the best choice.

Cabrillo on the other hand, is very close to 880.

Have a great day!

Hi Lakisha,
I'd have to say it depends on your reason for moving, and where, specifically the home is.
If you're comparing, let's say, school scores, then Parkmont has the upper hand.

Here are some useful links for you:

Hi Lakisha,

Parkmont is a very good location because the Parkmont school is rated one of the top schools in Fremont. I currently have a property listed in the Parkmont area at 3655 Sutton Loop and I have had at least 75 groups come through in the last 5 days and I am expectig multiple offers.
