Is Overlook At Amberly worth the price ? I feel them pricey.

This is a popular area and has good school assignments. There are a lot of homes to comp this one to, although no closed transactions in this neighborhood specifically. I conducted research and found that the average homes in this area are selling for $110-$140/SF. The homes listed at Overlook at Amberly average $111-$140/SF, so they seem to be priced very competitively. The lots are small, many being less than 1/10th an acre. Given the competition in that area, it would be best to contrast and compare to other neighborhoods in the area.

To which sales and what product are you comparing these homes to get a value?
Until there are closed sales, it may be difficult to place a good value, since there is little comparable product nearby. .

However, buyers at Overlook at Amberly will have to carry the expense of a fair amount of unbuildable land, so they may pay a premium to buy into the neighborhood.

MI Homes is betting that folks will be willing to pay the price, for a nice home with very limited outdoor maintenance. We will know better a year from now.

Many of the homes in that side of town are newer and that is attractive to buyers. Personally I love that area! I also think it is a fair price for a new home in such a convenient location...not sure if many people realize what an easy commute it would be from there to Chapel Hill as well as RTP, Durham.... Nice new shopping areas. Need I say more

I would have to say in this area, this home is priced very well, this same home in another neighborhood, not Cary would be priced much less.
I would be happy to work with you to find the home with the most value for your needs.
