Is 1.15 M a good offer for Santorini plan 2?

The best deal so far is the plan 1 in the corner, backing windemere parkway. I saw that home and it's about 11000 sqft flat lot with very nice views. The previous seller had backed out and the home was upgraded very well. Hardwood floors, shutters, appliances. It was basically in move in condition, with just the landscaping needing to be done.

We'll see some new homes closing at record lows shortly. There was a year end Plan 3 sold that I'm guessing will be about 1 million. It's a corner lot with lots of nice upgrades.

I think foreclosures and pressure from the high end homes are impacting them. They've sold well so far, but this year will be different. The conforming loan drop along with all the other economic factors will hurt high end homes. As many articles have shown, this year is not a great year to buy. Prices will drop at least 10%. That's already locked in stone.

I own a home in Santorini. There is No comparison to Santorini anywhere in Windemere! I looked for over a year before I settled on Santorini and I have seen practically every community in the luxury home segment in Windemere. This AJ guy needs to stop promoting his dying real estate practice. Anyway, the most popular plans are Plan 3 and Plan 1. Plan 2 is not selling as well in my view, so you may be able to negotiate a better deal if you like Plan 2. The discrepancy in prices is definitely due to upgrades. The builder is now finishing phase 3 and has started building phase 4. In phase 2 (which ended sometime around August 2008), a number of items were standard which are not any more. So if you are buying now and want that granite counter in your master bathroom, you will have to shell out $6 to $7K. Some of us got that for free. In addition, we opted for close to $60K in upgrades as a result of which our home looks very nice. Not so with some people that went for the bare bones model. So now for the $2 mln question, where are these things selling? I can tell you that a bare bones home (no upgrades) will cost you around $1,175,000. If you want to bring it up to the level where some of the phase 1 and phase 2 guys have it (i.e. some upgrades included as standards), you can expect to add another $25K. On top of that sky is the limit as far as other upgrades. If you can strike a better deal, you will be a winner. These are amazing houses without ANY comparison in Windemere! And yes, I have seen Hawthorne and they don't even come close.

I realized I forgot to mention the price of that Plan 1 home. It sold for 1.078. And yes, that plan 2 with the small lot did sell for $959k. I think all three plans are now worth a tad under a million. They have a recent promotion:

The lowest so far for Santorini homes is this one:

7090 Emerson Lane $959,500 (Plan 2, home site #883)
Closed on Dec 19th.

1.15 is way too high for Santorini plan 2.

That area actually feels like a zoo. It is hit hard with REOs and short sale.

Are you sure you really want to buy there?

Hope you're having a great weekend! George shared some insight on what a recent Santorini Plan#2 was listed for - it has subsequently gone pending along with the Plan#3 that was available for the December 2008 delivery timeframe.

The only plan currently available is a Santorini Plan #1 being offered at a very inviting price, framing on the home is done, the lot is flat with no slope, nice views, and french doors at specific locations, delivery approximately 1st quarter of next year.

Recently, Santorini reduced a price of #2 to $1,095,900. The way the housing and the world stock market is crashing around us, I think this will be under 1 Million by next year. This is a purely my gut feel, not supported by any data.

One of the reasons there is a huge delta in sold prices is not only the house itself but also the upgrades included in the home. Some people opted for $50K in upgrades and some people opted for $300K in upgrades (did not pay $250K more--but still got $300K in upgrades, etc.)

The homes without upgrades look pretty crappy.

Unfortunately, I do not have info about model. It should be very easy to take this info and map it down to model number at the sales office. You may start at 1.05 or 1.1, but key is at what price they are willing to sell? All depends on what upgrades, when house is getting ready? any other potential buyer interested in making an offer.

Thanks for your answers and also the sold figures. I personally too did not like Hawthorne plans.

The houses under 1.1 are Plan 2 or Plan1? Do you mrecommend starting at 1.05 or 1.1?

Most of Santaroni homes are sold around 1.1M or above. Hawthorne is no comparison to Santaroni. It may depend on lot size, location, upgrades. Hold on tight!!!!! following is all sold details

Newhomebuyer, people on this forum are just as clueless as you. Why not just low ball a 1mil offer and start negotiating from there?
