Is Lower Pacific Height a good area for investment?

I found some condos on Sutter between Gough & Filmore. Is this a good area? What's the $ per square feet?

But lower pacific height is still different from pacific heights. I went to 1521 Sutter before, I think the price is much higher than its value. They are asking $830/sqft.

Yes. My office is in Pacific Heights and we specialize in that area. Homes in that neighborhood have done better than most and have not dropped in value like other areas. The neighborhood is very walkable and is a short commute (5-10 minutes) to the FInancial District. It's very central and has good weather.

It's a must to have an experienced agent talking to you about property values and quality of construction.

Hi Jessie,

Yes, in a word! Pacific Heights is one of the most desirable neighborhoods here in San Francisco and many of the historic neighborhoods continue to retain value. There is a great condo complex at 1521 Sutter, this may be the building you've seen. The developer has recently reduced their prices and many of the units went into escrow immediately.

As always, take your buyer's agent with you! I would also suggest a CMA (comparative market analysis) to get a true indication of value. Your agent should provide you with this information prior to writing the offer.
