Is Land/lot a viable investment opportunity at current economy?

Zisis has good advice to which I can only add that if you're planning to build on the lot don't improve it at all until you have a construction loan or your own funds ready to finish the project. Once you start digging then title and lien concerns arise. Buy the lot, let it lay fallow then get all your plans and financing in place. You may want to obtain some liability coverage for the vacant lot as well.

If you plan on developing on that land. Yes.

If your looking to buy and hold, generally land appreciates and depreciates at a much slower rate than a house or property with a building.

But the most important thing in real estate investing is LOCATION, LOCATION, LOCATION. So... It really depends on what/where your looking at.
