Buyer due diligence and patience can be a beautiful thing when investing in real estate. Keep in mind purchasing land, homes and commercial property are three different types of study and many agents do not work land or commercial.
Land is more speculative and is very suppressed now since home prices have declined, but at the right price, land is a very attractive buy and hold at this time. As home prices go up the demand for land will increase. As for commercial, you can see by driving around AV and other areas all the empty commercial properties available, but there are some plans to build commercial in certain areas.
I hope you are an all cash investor, as that is the best way to invest. Be weary of those who push leveraging too far, as debt is dangerous, increases risk, and can bankrupt a millionaire. I have one particular millionaire in mind, but there are many, and that is usually how they learned to operate debt free and re-build.
With investing, you may win some and lose some, but you will always learn something. May your hard work and wise decision making aid you in prospering in the future.

Everyone will tell you that work in the Antelope Valley. As do we. And I am not going to try sell you on my services like the others before me have. The fact is that the prices in Antelope Valley are very attractive. As an appraiser, I cannot tell you the hundreds of homes we appraise on a yearly basis out there. But as a Realtor, our investor clients are gobbling up the deals and turning them into rentals for their Section 8 clients.
I recommend sitting down with someone and seeing how much they really know. You really want to work with someone in the area, so don't choose some outsider that lives in another area. You also want to work with someone that has experience in the REO and short sale market as that is what 9 out of every 10 listings are out there (if not more).

Your post says you are in Fremont, is that correct? If so, you especially will need an agent who knows the areas in the Antelope Valley where you can get the best return out of your rental homes. One of my clients is actually a person who helps investors by researching investment homes, offering on them, fixing them up, renting them and managing them, all on your behalf. This may or may not be a situation that works for you, but this same person and I could be a valuable resource to you in deciding where to place your hard earned investment dollars when you are ready.
