Hi,

I am looking for to buy an investment property purely for rental purpose. I need help identifying neighborhood with respect to rental market.

I think there are some great opportunities in S. Austin. The location is good, still relatively affordable, and very in demand with regard to renters. Often times, my lease listings rent in within the first couple of days with multiple applications.

I know of a couple of duplexes that are not on the market. They have great returns. With a 75% LTV loan they are at 15.68% cash on cash return on investment. The annual net operating income is over $28,000 for each duplex. I specialize in finding great investment opportunities.

Austin's a growing market typically you won't have a problem renting in most convenient neighborhoods with good school district. Downtown condos rent out really fast however there's a huge HOA fee to most condos they can run anywhere from $300-600/ m depends on what your budget is and what you are looking for . Thanks Guys my budget is 200K and purely rental property. Following are things I am interested in knowing before I jump in

1) Safe Area(location,location,location)
2) Low or no HOA
3) Single Family or Duplex or Apartment

You're best in Austin investment real estate is in SF homes in the $175-225k range, that would rent for $1250-$1650/mo. There are several neighborhoods around Austin than I'd recommend- parts of N/NW Austin, especially those in the Round Rock school district, as well as the parts of South Austin east of I-35 and south of William Cannon Dr.

I frequently work with out of state investors, and have helped several purchase properties sight-unseen. I'd be happy to provide references.

At today's historically low interest rates, you can be in a positive cash-flow situation on a 30y mortgage with 20% down after paying all expenses and setting aside reserves for maintenance, turnover and vacancy. I have a detailed financial model that I use to qualify properties for my clients.

I'd be happy to shoot over some specific properties for you to consider. My practice is built entirely around working with investors to locate, acquire, and manage investment property.

The Austin rental market has consistently seen a hike in pricing, especially in and near the Downtown area. A house or condo is likely to lease the quickest in or within a few miles of Downtown Austin. The most highly desired zip codes are 78701 and 78704. The Eastside in 78702 is also very desirable with home values dramatically increasing specifically in this zip code.
