Interested in purchasing a vacation property closer to Disney World. Budget is $170K.

Hi, we are Canadian couple looking to purchase a vacation property in Orlando closer to Disney..

We are thinking of a 3 br house with a pool in a desired location closer to Disney.
Our budget is $150K to 170K. We would be interested in hearing from realtors who have sold properties to Canadians and know a thing or two about Property taxes, insurance, etc that’s applicable to foreigners. We are willing to pay cash.

When this was asked 5 and a half years ago, there were hundreds of properties that fit the bill, some of them quite nice. Today less than 50 and many of them need a lot of updating. My the market has changed.

Hey I love your name.
I recently worked with Canadian investors from Ontario and they purchased in the Davenport area. Golf front pool homes. They did very well I must say.
They both were cash transactions and they went very smooth.
You must be made aware of FIRPTA with is a tax withholding law that international persons must do when they Sell.

Welcome to the club. There are a lot of your countrymen trying to take advantage of the exchange rate and depressed market here right now. I am getting 1 or 2 new Canadian prospects per week. I specialize in properties in the Disney area, plus have lived in the area since 1989. There are many great deals in that price range, mostly do to the foreclosure market. Property taxes are based on county assessments ( in the 15 to 18 mil range), and is the same for foreigners as for locals, since its based on the property. Same with the insurance. However you should consult a Canadian tax advisor regarding how the tax implications of rental income in Florida.
