i have excellent credit and would put at least 50% down. Condo, townhouse, or home. Must be pet friendly.

Hi Johnny,

Did you purchase a home? If not, I wouldn't limit the sale to short sales or REOs. They are not always the best buy. Sometimes the owner of a nice home just wants to sell at a good price. Please feel free to contact me about homes around Las Olas.

I WOULD SUGGEST LAS OLAS GRANDE, THE WATERGARDEN OR THE RIVER HOUSE AS ALL THREE CONDOS ARE LOCATED WITHIN WALKING DISTANCE OF LAS OLAS BLVD. THERE ARE SEVERAL OTHR COMPLEXES THAT ALSO FACE THE RIVER, BUT ARE ON THE OTHER SIDE OF THE BRIDGE. I KNOW LAS OLAS GRANDE IS PET FRIENDLY PROVIDED THE DOG IS WELL BEHAVED. IF YOU'D LIKE TO SEE CONDOS THAT ARE PET FRIENDLY IN THAT AREA, KINDLY CALL ME TO DISCUSS EXACTLY WHAT YOU'RE LOOKING TO SPEND.

Hello Johnny,

You will find the buyers who are paying cash are the ones getting the short sales and REO properties. There are a lot of cash buyers and if the bank has to make a choice between cash and getting in trouble again with another mortgage, CASH BUYER'S WIN.

Hi Johnny;

Your best choice for condos or townhomes that accept any size pets near Las Olas is Las Olas Grand or the Watergarden. Both buildings accept any size animal provided its not an agressive breed. While the aneminities in both buildings are 5 star, the monthly fees are high but well worth it. In as much as homes are concerned, you should consider the folowing three sub-divisions Victoria Park, Colle Hammock or Rio Vista Lauderdale Harbors. Las Olas is truly a fun area of town where you can ride the water taxisor the trolley, enjoy eating on the side walks of Las Olas, go over the bridge and be at Fort Lauderdale beach. Inventory is being purchased on a daily basis as it is so popular.

I'll have a nice duplex coming up in the tarpon river area SW 7 St SW 7Ave 33315. Each unit is 4 bedroom 3.5 bath, three story and aproximately 2,800 S.F. It will be a short sale for both units, I need confirmation price from bank.

I'm a no nonse realtor that will show you the comps of condos you're initally visiting so you know what there true value is to begin with. While the larger banks are reluctant to lend for condos, I work with a mortgage consultant that will find a lender to loan for your purchase provided your debt to income ratio is less than 50%. Good Morning Johnny 54: I am Full Time Top Producing agent here in the Ft. Lauderdale area. I've lived in Ft. Lauderdale for over 21 years and I know the area well. You said that you are interested in a Short Sale or an REO but don't rule out normal sales. It is best to take a look at everything that matches your critera and fits into your price range. Often REOs and Short Sales are distressed properties and you will have to put money into them to bring it up to your standards of living.
