Interested in Purchasing turnkey Single family homes in the Orlando/Kississmee area.

Hello,

We are looking to invest in turnkey properties in the Orlando/Kississmee area.

Our investment parameters for the turn-key properties as below:

Single Family Homes
Investment around $80,000 cash for 2 properties
Total Carrying cost/month approx. $200(HOA, Taxes and Insurance)
Rent Around $750-800

or

One Single Family home
Built 2006 or newer 3Bdr 2 Bathroom approx 1700sq.ft or larger
Investment around $60,000 cash for 1 properties
Total Carrying cost/month approx. $200(HOA, Taxes and Insurance)
Rent around $850-1100

Hello Salim,

Here are 2 turnkey properties that you can purchase and rent right away as they were completely remodeled in and out and include all the appliances. You can rent these for about $1,100 to $1,200 long term.

Hi Salim,

You may want to look at the free market trend reports here on Trulia. As you can tell, the market is not as deteriorated as it was in the previous years. I have to agree with my fellow Realtors that either you will not be able to find such property or if you do, it will not net you the amount of income you desire. Your approximate for: (HOA, Taxes and Insurance) is really "hopeful." Good luck on your endeavors.

In all of Central Florida right now there are 2223 homes priced below 60K. After adding year 2006, 3/2, 1700 ft the amount of homes matching all you want drops down to 1. And that is a short-sale (meaning the price may go up) and is not anywhere near Kissimmee or Orlando. Actually what you are looking for stopped to exist about 15 months ago. Our market hit bottom almost 2 years ago and has slowly been moving up, at about 1,000 dollars per month.

The home you are dreaming of can be found starting at $80,000 in Polk County, $100,000 in Osceola (Kissimmee) and for $140,000 in Orange Cty (Orlando)....and at those prices will still be dificult to find.

The Management Fee which is 10% of the rent per month
The Leasing Fee which is ½ of the first month’s rent.

Salim, I help lot's of Canadians fulfill their Florida investment goals. Let me simply say, be very very careful. Any houses you find that fit your paramters will not be locate in areas that are investment grade, but there will still be people out that that will try and sell you one.
