In your opinion are the Bella Terra condominium and townhouses a good investment in Estero?

The listing prices continue to decline, but sales seem stagnant. Are there issues with the Home Owner Associations or any issues with Chinese drywall? I have visited the area and think its attractive but I'm concerned about the investment.

Bella Terra is a beautiful development in Estero. With 2,350 homes, the HOA has significantly more critical mass than other much smaller projects. Also, the higher developer price points in Estero made communities like Bella Terra less of a target for the buy and flip investors that overwhelmed Cape Coral and Lehigh Acres during the boom years.

If you are looking at anything anywhere in Southwest Florida that was built in the 2004-2006 time frame it is possible that Chinese drywall could have been used. A housing inspection is a must and is the best way to be sure that it wasn't used in a particular property.

An incredible price per square foot and really nice units. There are some Chinese drywall issues though. All in all......a great community with some incredible deals. We live in the community and would love to tell you more. Let us know if we can be of assistance.
