In what price range would it cost to renovate a 2,000-2,500 sq ft home?

It is not much more than a shell but doesn't need any exterior work (ie. roof, walls, etc.)

I would provide you a range of $100 - $200 per square foot. Depending on finishes and other factors. Talk to a licensed contractor and get several bids. Always ask for references and view the previous work quality.

If you are talking about a shell that requires new plumbing, electrial and HVAC and you are using a contractor, those 3 items alone can cost $50K to $60K. That's for moderate to high efficiency/dual zoned HVAC, 220 electrical service with a minimum of high hats installed. Add new kitchen (mid-level cabinets with granite countertops & mid-grade stainless steel pkg), windows, interior work (dry wall, carpentry, flooring), finishes, contractor overhead, architect, permits and trash management plus a 10% cushion for overruns and you can easily add another $70K-$80K. That's $120K- $160K total for a project in Grad Hosp, assuming you do the demo work and extras like decks aren't included. Hope this is helpful!

This would greatly depend on what needs done and how "pricey" you're willing to go. A couple of years back, it would have been typical for a 2000 sq ft home to be able to be redone with about $50K. Assuming the wiring and plumbing was good for the most part.

I would expect for that price to be around $65K today. But who am I to know? There are many good contractors out there who I am sure could give you a free quote. Ask people at work, neighbors and friends to see if they could recommend anyone. After you found someone, get some referances to check out past work.

Unless, of course, you are wanting to get the job done yourself. You could save alot that way. But you'll be using your time and getting a lot of headaches for the money you save. But in the end, the satisfaction of getting something done on your own could be priceless.

Where's the property? Areas like University City or Fishtown, maybe 70-120k if you don't want to over improve. Rittenhouse Square-- You might spend 300-500k to keep up with the neighbors.

It's all about basics and then it becomes personal preferance and research.Call me to discuss at 610-388-9684 and I can put you in touch with preferred venders to give you estimates. You should get 3 for each project.
Basics - buyers (and homeowners) want a good roof, heating and airconditioning system and plumbing and electrical systems that are up to code.
Also depends on how the 2000-2500 feet is configured. Some older homes have floorplans that are obsolete and need to be retrofilled. Open floor plans are much more popular today. Finished basements add value. So you need to make sure yours doesn't leak, and you have a way to access the major systems if you are planning to finish it.
Most buyers want an informal family room, less important is the formal dining room. Home offices have become popular so depending on the number of people who liviein the house, maybe a bedroom can be converted. Just make sure you have cable, FIOS and/or DSL access.
