Jerrod, Home Buyer in Lascko

In general, in a downtown/trendy location, would a 1 or 2 bedroom condo be easier to sell?

I was recently told that a 1 bedroom was easier as there is a greater market when you include young professionals and young couples w/o children.

In regards to the downtown Milwaukee market, many buyers I have spoken to recently expressed interest in 2 bedrooms. However, I do not believe that has anything to with a condo’s marketability. Buy what you can afford and meets your needs. The condos that are priced well, in the quality developments are selling regardless of being a one or a two bedroom.

An argument could be made for either. The reality is that the price/marketing/condition and location relative to the market will determine the salability. If I can read into your question you are deciding whether or not to pay the premium to buy a 2 bedroom over a 1 bedroom.

My advice to you is this: You live in your home/condo long before you ever sell. Focus on what you need before your focus on resale. If you need 2 beds then it is a no brainer, but if you don't NEED the second bedroom weigh out the cost compared to the convenience it will provide. Resale is an important factor but should always be secondary to establishing what YOU need and want in a home. I hope that helps!

Hi Jerrod:
Cameron has some excellent points!
In our world, it would be easier to sell a 2BR. Even couples without kids or young professionals like to have a separate home office, or a guest room for when friends and family come to visit.
I think a 2BR will be easier to sell in the future, as it will appeal to more people than a 1BR. Best wishes!
