NO! Somestimes, if the agent has the permisskion of the seller, he or she may share the information with the buyer and buyers agent.

No, not right off the bat. The Agent is only allowed to tell a potential buyer if the seller gives them permission. The agent should simply say "present your best offer" in writing. The seller can then direct the agent how to proceed.

Very good responses to your question so far. As indicated if there are multiple bids the listing agent will ask for your highest and best offer. The agent owes their fudiciary responsbility to the seller and can only divulge information about other offers if the seller instructs them to do so.

You may want to work with a buyer's agent who owes their responsbility to you, the buyer. They can guide you during this process, by doing a market analysis for the home. Usually when working with a buyer I will provide an analysis, so that my client knows if the home is currently priced right based upon current market conditions. In this way, you, the buyer, should have the information you need to make an appropriate offer. This way, if you find you are in a multiple bid situation, you are prepared to make your best offer or move on to look for another home.

Hi Lb,

No, the amount of other bids is usually known only to the listing agent, who is under a fiduciary duty not to disclose the amounts unless the seller authorizes it. As a buyer, you should just make your highest and best offer and if you win, you win, if not, move on to another house.
