In Maryland what appliances (if any) automatically convey with a home purchase?

Fridge, Stove, Washer and Dryer? Thank you in advanced!

Appliances that are built in, e.g., dishwasher, microwave, etc. and the stove are required. Everything else is discretionary on the part of the seller. However, you need to understand what is customary in the area, and in Bowie that means all appliances, including fridge, washer and dryer usually convey with the purchase.

The MLS printout will identify what conveys for the particular property. Also, there is an inclusion/exclusion addendum that is part of a contract that specifies everything that conveys. Here's a tip though...you and your agent should identify which ones you see when you make an offer are the same ones you see when you do your final walkthrough.

Remember, everything is negotiable.

Ask your buyers agent HOWEVER I have purchased properties across the U.S. determine the rule is standard anything attached to the property conveys with the sale. Dishwasher, disposal, built in microwave, ceiling fans, light fixtures, stove, IN most circumstances fridge, washer & dryer are consider personal property of the seller. Nothing is automatic but usually the built in appliance convey with a property. These would typically include the range, dishwasher, microwave (if it is built in) and disposal, but usually not the refrigerator, and washer and dryer and microwave if it is not built in. However, the Purchase and Sale Agreement can make any of these appliances a part of the purchase or exclude all of them. The same holds true for window coverings. It is always better to name what will be included in the sale and even what will be excluded if the item is typically included. Local practices do set expectations, however, and if you are the buyer, you may be expecting something that the seller did not anticipate, so clarify everything in writing. We also strongly suggest taking several photos - at a distance and up close to be certain that all appliances remain as viewed. We have known some sellers who have tried to switch out older appliances for the ones the buyer saw. In fact take photos of the house inside and out to verify the property is in the same condition as it was when you purchased. That continued care is a valid expectation by the buyer as well.
