In Lombard, are corner lots on semi-quiet side streets worth more, less or the same as middle lots?

I'm considering buying a particular house... As is typical of corners, this lot is mostly front yard due to setbacks. Rear/side part is about 40x30 fence with an additiona 20x12 private patio area running behind the house. The 40x30 part could be extended to sidewalk making it 40x45 but a non-private fence would have to be used (or no fence). The lot is fine for me but I wonder if its too small for families or a lot of other people.

One other concern is a telephone pole in rear/side corner at street. It is an intersection pole with multiple wires running in all directions. I didn't notice it at first look from street but now that I've noticed it from back yard I keep wondering about it. Where I have almost always lived, all wires are buried so 1) I'm not used to wires so maybe I'm too sensitive for now and 2) I've never thought about how other people might view an intersection pole and how that might affect curb appeal/value when I go to sell house.

The best advice I would give you is to consult an appraiser.
This is their job to justify value.

Hi Mike,

Anything that does not appeal to all buyers may take a hit in price. (i.e. on a busy street, backs up to train tracks, near commercial property etc.) A corner lot is probably not in as bad of a position as these situations. The house should be priced accordingly right now. You should be able to tell if it is taking a hit on price compared to other houses in the area. See if a same size and type house is priced any differently on an interior lot in the area. As far as the telephone poles, there are not alot of towns around this area that have buried wires so that shouldn't much matter to buyers or affect the price. In alot of towns the poles are in the back yards with the wires running to the house across the property. It's just the way it is around here. Most buyers are used to seeing the poles and wires.
