If you find a property that you want to purchase you must always pay to have a home inspection. That way you will know upfront if any big problems exist such as roof, heating system as the are bit ticket items. There are no new first time buyer tax credits but there are several mortgage products for first time home buyers thru various lenders. Also real estate taxes and mortgage interest paid is tax deductible.

Property Taxes
PMI mortgage insurance
HOA Fees
General maintenance (always make sure you get a quality home inspection)
And do not over look closing cost.
