Teri, The best advice is not to talk to a realtor about your payments but your banker or mortgage broker .Programs and rates change on a day to day basis , you may be able to buy a larger property than you think or get the property your thinking about for less month to month .

If you choose a thirty year fixed mortgage you're looking at a principal and interest payment of roughly $2000. Then whatever your taxes and homeowners insurance is for the year divide by 12 months and add that number to the $2000

Hi Teri:

I am a realtor here in Brigantine with Prudential Fox & Roach and I would like to give you some insight into your finacial question. Your payment can vary for several reasons. Flood insurance is required and can be costly if proper venting is not present to bring down the cost. Flood Insurance can run as high as $1700.00 a year but you can add flow vents and re-certify the elevation certificate with your surveyor to lower this cost. Homeowners insurance is about $700.00-$1200
per year. Depending on your credit score, your mortgage interest rate can vary. You can also pay points to lower this number as well. Your payments would be approx $2,700.00 at 5.8% 30 year fixed rate mortgage and higher side insurance estimates. This also includes your taxes in Brigantine which would run around $4,500 per year.
