You did not indicate whether you are interested in commercial or residential investment. If the interest is residential, and you are willing to travel a little north, I suggest you consider the Franklin Township area because there are several properties on the market now that you might be interested in seeing.

A good agent wants commitment from a buyer at the very least ..........unless you sign a buyer's agency agreement with them.

Sri, if you are primarily interested in access to train and will consider New Brunswick (and higher price) I just listed( 2) 2 family homes in New Brunswick that also have a 2 card detached garage just 2 blocks from RWJ hospital (near train and campus) $560K list price and per assessor should have market value of over $830K (double lot) not on trulia yet but soon

1. I'm looking for townhouse/sfd in West windsor, Plainsboro,Princeton & Lawrenceville areas.
2. Should have very good rental potential (atleast $1500-2000/month) (close to train station to NYC or any other features that makes it more attractive for renters is desirable).

Hi Sri,

Central Florida is the place for an investor to be right now. Prices have fallen further than in many other parts of the country and there is a very good inventory of bank owned properties available cheap. With your budget you could easily pick up two (maybe even three) properties in my area and could expect rents on the order of $1,000 to $1,200 on each.

A large part of my my site is devoted to questions like yours as I got started as a residential rental investor as well. Hopefully it will give you a couple ideas you may not have already considered.

The 08540 zip code covers far more than Princeton. Last year I sold What I believe was the least expensive sfd home in Princeton. It needed total rehab and sold for $300K after credits.
What kind of return are you looking for and should the home be a condo or sfd or multi? Must it be in Princeton (if so as Bill indicated you have about zero chance even in this market) Currently I have a 2 family in Hamilton on market at $224,876 PVRM. Current rents total at $2K per month.

You are probably NOT going to find one in that zip code. If you do, you are probably going to have to do extensive and costly repairs. However, the stock of rental properties in nearby areas at that price is extensive. Some are cash-outs of investors who see the opportunity to do just that. They have other projects in mind. If you'd like to pursue your goal, you should find a Realtor with experience in the area and in that phase of the business. I'd be willing to sit down with you and go over the prospects of this investment and the terms under which I'd work with you, should like to do so.
