After you have found one that you feel comfortable with, sign a buyer's agency with them. That legally binds the agent to look out for your best interests. It binds you to work with that agent exclusively for whatever terms the two of you agree on. The terms cover length of time of the contract; the property locations; the price range; and who pays the commission. In the Grand Rapids area the seller traditionally pays the commission for both sides (buyer side, seller side).
