Ray, Home Buyer in Ashton Ranch, Surprise...

Im looking at homes in Ashton Ranch. Why do some homes pay $32 per month for HOA, and other similar sized homes pay over $100 HOA?

Ray, you maybe reading the HOA fees incorrectly.
I am showing that the fees are paid QUARTERLY, but some REALTORS have listed them as monthly.

Here is the property management company info, you could call and ask (listed on a current home for sale):

Hello all,

To clear up the confusion once and for all, I sent an e-mail to LoneStar Property Managment here in Ashton Ranch today (03/07/2013). As of January 2013 ALL homeowners pay the same amount quarterly irregardless of lot size. That current amount is $141.80.

Some agents list the HOA as paid quarterly and others list it on a per month basis. That is usually the difference.

I live in Ashton Ranch and the fees are currently $43 per month that are paid quarterly. This includes about 1200 properties. They all pay the same amount.

Yes Lonestar is the HOA for Ashton Ranch, their dues are $128.62/quarter, which includes common area and pool maintenance for the 3 pools within the community. They do not have any special assessments at this time. They do require a $300 transfer fee and $300 disclosure fee at the close of escrow. 2/24/2013 Interesting. I live at 13901 N. 149th Drive and am currently paying $141.80 quarterly, not the above mentioned $128.62. I'll have to contact the HOA to clear this up. Thanks for the info.

Thank you all, I think that I am comparing quarterly fees to monthly fees. Thank you for your answers, I will be intouch with the HOA to get a definitive monthly fee. Its good to have this advice available.

HOA can be based on sq. ft. and lot size

I agree. I live in Surprise just south of there. The Marley Park HOA should be more that Ashton Ranch's. I have a feeling that $100/mth is wrong. those HOA fees are more like $30-35 a month. Rancho Gabriela's is like $50/mth and Marley Park is more like $100+/mth due to their clubhouse/pool/parks etc. The best way to find out the true cost per month is to contact Lone Star Property Management (the company that manages the Aston Ranch HOA) and see what the fees are.

@Ray- Ashton Ranch is managed by Lonestar Property Management. Their phone number is (623)873-4300. Unfortunately, they're closed on Fridays so I could not double check the HOA fees for you. $100 per month seems high for that community. You should expect fees to average $30-$60 per month.
