authority to purchase under my name.. how difficult can this process be since its long distance..?and how approachable are realator with these kind of circumstances??
Your mother's current power of attorney is probably not specific enough to allow her to close for you.
The good news is that we have closed people overseas, including veterans. (I am one myself and understand your problems.)
The reason the POA probably won't work is that it must specify the property and that she has powers to negotiate, execute, encumber, mortgage et cetera.
The best bet is to have her assist you in finding the property, being your point of contact, and when the time comes for final signatures, rely on DHL to get the required documents signed and returned. Yes, a POA could be constructed to have her take care of it all, but it's probably easier without relying on that unless she is going to be on title with you.
Not a problem just all the paperwork needs to be completed prior working with a Realtor, you would need lender approval .
Recommend Realtor knows specifications locate a home I am assuming your mother would do a property tour take pictures. Depends on your situation might be able to Fed Ex all documents for signature or an e signature.
Many questions need answers.
Thank you for keeping us safe I salute you

I too join Jerry in thanking you for your service.
Your situation is not uncommon at all. It is really up to the lender and title company to accept the power of attorney. Does your mother have all the paperwork needed to get your loan processed?
I'll be very happy to assist to find the right home for you. She or you can contact me directly.

Hi Reyes:
Thank you and your family for your service and protecting America.
Some lenders will allow Power of Atty. (POA)some will not.
Are you thinking about using VA loan or are you wanting FHA or conventional? The first thing you need to do is qualify for financing and find which lending will allow POA. The most difficult you will have is getting a verifaction of employment while still deployed. The Military generally does not give out information of active duty people.
Not impossible but harder to get.
I can help get your qualified and find the right mortgage lender to allow the POA.
Once this is done I can find a Realtor to help your Mother find a house for you.
Easiest way to reach me is jerry@DallasFHAloans.com
It's not very difficult. The worst part is normally for your mom, as she will help you make the decision on a home, and then have to sign all the paperwork for you. Most Realtors should not have a problem with it as long as the Title Company accepts the current P.O.A. as it stands.
