If you were buying your own home all over again, what would you do differently?

I would have considered the resale value. At the time I didn't know anything about real estate and just thought it was in a nice quiet area and had the space I needed.. which came back to bite me later when it was time to sell it.

Interesting question... I would have negotiated a lower price. With all the knowledge I have of real estate, I was an emotional buyer and wanted our home at all cost and offered way over the asking price, to be certain we out bid all other offers. It is hard to say if we would have still had our offer accepted.

I would def had interview a few agents and get his or her references before using him

Honestly, knowing what I know now: 3 things

1. Definitely use a good buyer's agent again, one that would represent me exclusively and one that listened and most importantly understood my needs and shared their professional opinion and advice (this would take care of all the help I would need to get through todays real estate process, pre and post closing and educate me on what I need to know to make an informed decision)
2. A good Title company and closer.
3. A good local lender and underwriter.

I wish I had bought "more" house. ie; extra bath, extra car garage, etc.
