Ann, Home Buyer in Boulder, CO

If we would like to build a new house in Boulder, what can we expect to budget per square foot, excluding the cost of the land?

Hi Ann:
Boulder is a great place to live so I can only endorse your decision. You should be aware that building regulations are a little more complicated around here because both Boulder City and Boulder County have embraced green building standards. This will have some impact on your costs, but, since you will be starting from the ground up, the additional costs will probably be smaller than if you were extensively remodeling an existing home. And it will help if you start with plans specifically created for the local rules. One local builder has suggested that the local building codes add about 10 percent to the price of a new home under such conditions. The size of the home will matter because the codes are generally more restrictive for larger homes. I would suggest you acquaint yourself with the basics. For Boulder City you can start at:

Hello this is Stephen Latham with Gallup Development.. consider $150 per foot for hard costs to construct not including land and soft costs such as wells or taps and septic or sewer; city fees and architectural and engineering Those costs can generally be $30 per foot and finishes at this price will be moderate to semi-custom. Upscale finishes can impact sq foot costs by 20%..

Kyco Builders is an excellent Custom Home builder his price per sq. ft. ranges from $170.00 to $210.00 pr sq. ft. depending on the finishes you select and your city's building permits. He also designs and customizes very reputable beautiful work excellent references. Kyco Builders 970-420-6134

Hello Ann,

We recently worked with a contractor and sold a brand new home in the middle of Boulder within walking distance of Pearl Street. That home was almost 4000 sq ft finished and was listed for $1,250,000. Check out 2332 20th Street. Call 303-668-9987 for more details.

If is definitely possible to build a brand new home in Boulder and a lot depends on the cost of the land, the size of the home and the level and quality of the finished home.

We have also recently worked with buyers who built brand new homes in Boulder county, one in Erie Village (very desirable) and another in Lafayette close to the old town. These homes were custom homes built from dirt with reputable local builders.

It depends on many variables that only an experienced builder can answer. Be sure to check references and look at their finished products before selecting a builder. Boulder can be tricky, so you need someone who knows the ropes!
