Sorry for the late reply, but if you go over Topanga Canyon it is 40 minutes from Mulholland to 3rd Street (even with the construction by School Rd).

Hi Dnae,
on average 45 minutes to Santa Monica,
on the way back, it may take a while longer depending on time of day.

Hi Dnae,

There are usually a number of homes in and around Santa Monica for $600 to $700k. There are also plenty of great homes here in town that are a lot closer to Santa Monica for considerably less. Here's a to a blog that I wrote about the outstanding deals that can be had in some of these areas.

Please contact me through my profile if you'd like to discuss some of the opportunities available on this side of the hill.. Best of Luck

Dear Dnae,
I would allow at least one hour, during nice weather..more in rain.

Hello Dnae,

It think you are looking at a commute of about 1 hour from Woodland Hill to Santa Monice. 1.5 hours on bad days. Sepulveda might be a better option than the 405 too or even going to Topanga to PCH.

Everything said below by all agents are true. I will simply add that depending on when you start and leave work and depending on what route you take it could range from 25 mins to one hour. The focus however is that you will be driving is such beautiful weather and with the most glorious scenery. Cheers.

Dnae, it depends on traffic. Without traffic it could take approx. 25 min, with traffic it will probably take you approx. an hour. Lots of commuting here in California.

It depends on what time you drive into/leave from Santa Monica. Times range from about 45 minutes and up (if you drive the speed limit).

FYI you can do a mapquest with both address provide a great estimate of time.

When we work with clients unconfirmed we recommend for them pretend for a week they resided in that area make the round trip morning traffic and departure from work. Tad inconvenient however can make all difference in world for their decision
