Dear Ann,
the real estate market is a very complex environment,there is no exact science that rules!
Every transaction is totally different and unique,it really depends on both parties (Seller and Buyer) motivation,not counting that for most of people that are not in the business it is also a very emotional experience...
It is also true,like the Owner of my company Jim Weichert says,that in this market "every offer is a good offer" if is articulated and presented in the best possible way.
My suggestion would be to have your Buyer's agent investigate a little bit more the current Seller's situation
and act accordingly and remember,we are in a Buyer's market.
Do you have an agent representing you exclusively as the Buyer?

FIRST ANSWER

As a Realtor in this market area, most of the single family homes in this area are not under pricing pressure. The inventory is low and most homes, even in the millions, are moving at a healthy pace.Now with that being said, every Seller's situation is unique. Your offer may be accepted; however, I'm most sure, based on what has been provided, that the offer will be countered. Good Hunting!
