If a room has one wall open to the living room but can be seperated by a sliding room divider, is it a bdrm?

-70's condo in Lilydale
-The divider is permanently attached to the wall on a sliding rail.
-Advertised as a two bedroom, but the wood divider is questionable for the 2nd bedroom title

Have you reviewed county tax records determine number of room count. If any question appraiser can determine exactly what the room would be considered to be.

Contact the rules administrator with Northstar (Hugh Trimble - htrimble@northstarmls.com) he will have an answer for you regarding how the property should be listed in the MLS. MN does not have any laws defining a bedroom therefore it is really up to the agents and the rules of the MLS to decide whether or not this property should be called a 2 bedroom.

Local building code will dictate if a room qualifies as a bedroom. In most locations a bedroom must have a closet and a means of outside egress such as a window or door. Best is to check with your local building department

In many cases I have seen were a Loft was used as a Bedroom. A room can be used and called many things. Is it legal? What does you City's Building code require. Generally a Bedroom must have it's own entrance from a Hallway with a Door not through another room. It must have a Window that opens that is large enough for Fire Safety in-case the occupant has to exit from it. Building Code will determine the minimum size. Also it can't have an entrance into a Garage without the Door being Fire Safe with Safety Spring Hinges and no wholes in the door for Pets Doors If you are on a second story and you have a door that opens from the Bedroom out a deck or Balcony may be required. A closet is usually required for a Bedroom but not always as in a pre 1950's home or a Historic Home were Closet Closet Chest were common.
So many room as are called and used for may reasons but Safety first is the most important item. Check With Building Code Dept. at your City or County. They will tell you the requirements.

In Florida, a bedroom is defined by a closet. However, that being said, I can't imagine that anyone would want their bedroom exposed. They would want privacy so unless the room divider acts as a permanent wall I think you would have a tough sell on that as a bedroom.

If you've living in the property, you can call it a bedroom or whatever room you name it. However, when it's time to sell, that room has to have a window (check your local code for size), a closet, and a door that can be closed for privacy.

Typically to be considered a bedroom there must be a closet and a window to the outside large enough for a person to escape through and must be able to be opened. ot sure about the requirements for closing the room off but in my opinion the room should be able to be secured for privacy
