If a real estate agent shows you a home and you get a home inspection and an estimate for the repairs needed

and then the real estate agent is also a broker and gets her husband to do an appraisal without your request is this a violation of real estate regulations as to conflict of interest? The Broker also pushed for the prospective buyer to quickly make a decision because she has other people wanting to make an offer even after the contract and ernest money has been paid?

The appraisal probably won't be used by the mortgage company who will want to have their own appraisal, but I'm not an expert at that.

You need to find an objective inspector to do the inspection before moving forward on this. It is such a conflict of interests for the agent, who wants to close the deal without hitches, to choose the inspection company without your consent. I believe it is called "steering".
