We're all in agreement. May benefit you to take some of that cash and try to pay down any outstanding debt to work at increasing your score.

Unfortunately, I agree wth Dana. It's probably not going to happen in the current bankning climate. The best way to really find out, however is to get in touch with a few different lenders and ask for a preapproval. My firm, Homewaters, L.L.C. services the Houghton Lake area and I'd be happy to provide you with the names of some terrific local lenders that, at no obligation, can prequalify a buyer. It's really the only way of knowing whether they'll get the financing or not.

FIRST ANSWER

For an FHA with 3.5% down you need a 620 although some lenders can do a 585 if other factors are acceptable. For conventional you need a 720.
