I do not know about water front properties. I bought an inland property with a pool. I met with a rental
agent and was very helpful with explaining the code requirements for a rental homes, including requiring a
phone, exit lights, and taxes. The rental agent never rented our house but we have alot of success
on a couple of websites. The are hundreds of rentals on Marco so your house needs to stand out
somehow.
If you want an inland home for a rental property you should be within walking distance to the beach. Check with a qualified rental agent to find out the potential income from the property. There are excellent rental agencies on the Island. Selling agents like myself don't really know the exact numbers. make sure that your expectations are obtainable.
Best beach access has gotten better on Marco. THere is a South End access, and a newer access from the Marriott and an additional access will be available at Crystal Shores, Marriotts newest project on Marco. So those are very good options. Tigertail is a wonderful area with public access. It is important for rental to find a home with a pool, not everyone loves the ocean. Good luck with your search.

Both beaches are great. However, there is also the residence beach which has condo complexes on each side and several condo complexes across the street, as well as homes within walking distance. Your renters can by short term passes to the residence beach and enjoy the amentities it has to offer. I would favor toward the South End as the access to the ocean is quicker however either walk to the beach location is viable for rentals. I would also keep up to date on pending changes in Marco Island Statutes regarding short term rentals. There are likley to be several restrictions and requirements put into place shortly.
The range for an inland home walk to the beach is 300,000 to 600,000. Is this in your budget? There are also condo alternative that can be rented montly and sometimes weekly on Marco taht are lower in price.

I have been working quite well with an agent for a while now and had a home in hand but the inspection failed beyond our acceptance. No thanks to you.
You would not even put an offer in on the home when i asked. I am not asking for your advice and just so you are aware, this is a FREE site for advice so I have every right to ask for others help. this however is not a site for disgruntled agents (that iI am aware of).

I told you to go after a non-waterfront home over 6 months ago, but you argued until you were blue in the face that you could get waterfront with pool on a 200k budget. If you are going to be faithful I would be more than happy to get you out a new list of homes. You have talked to many agents on this site and they are done offering advise and spending time on you for free when you hop from agent to agent. Let me know if you are serious and when you are planning on coming down to look at homes in person.

Just a heads up on the financing side of this, if you are going to obtain a mortgage lenders do offer 10% down on 2nd homes however currently none of the PMI companies will underwrite 10% down on a second home in Florida. So you will have to put a minimum down of 20%. Happy Searcing!
