Nope you are not obligated to buy with any agent that you do not sign an employment agreement with. Even then they have criteria in that agreement. It is called a Buyer Broker agreement in AZ. Any licensed person in Arizona can sell you real estate Realtors will have a code of ethics they follow and local Realtors will have access to MLS. If he hasn't already shown the house to you, hire a Buyer's Agent. This usually won't cost you anything - the seller usually pays the commission (to both the buyer's agent and the listing agent). However, if an agent has already shown the house to you, they may be entitled to the commission since they might be considered the 'procuring cause' for your purchase (if you purchase). You can still hire a buyer's agent but make sure you let them know the other agent has already shown the property to you (if this is the case).
Because the listing is on the MLS, it is an agreement that the listing agent will work with a co-operating buyer's agent. If it is the right house for you, keep your eye on the prize and not on the personalities - let your buyer's agent deal with that. Traditionally, you will have the right to a complete inspection period to discover all you can about both the physical property and the background of the property.
