There will always be closing costs as there is much paperwork done by multiple agencies, and of course the Government wants their share. Your best bet is to go to a good title company. Title issues are some of the trickiest and complex. Having a nice clear title and title insurance will benefit you in the long run. I assume that you are working with a REALTOR as your buyer's agent - the seller pays their commission on this. There may be a small office administration fee for you (typically $300 to 500) . Your agent can run these costs for you and you will know approximately where you stand. In some cases some of the closing costs are requested from the seller as part of the offer. Find a good agent.
The title company is your best bet. You will have less than 1/2 the typical fees but there still are some.
Yes, there are still closing costs, no way around that. Prorated property taxes, water, sewer, garbage bills, escrow fee and title insurance. Yes, you definitetly want title insurance. Ask your realtor to provide you with an Estimated Buyer's Closing Costs sheet. They are easy to do and very helpful to you, the Buyer. The escrow officer can also provide one for you.
Depending on what your County charges for buyer closing fees which may include Escrow Fees, recording fees and tax, irrigation prorations may also be included. The best way to find our would be to call a local Escrow/Title Company and get the estimated costs from them.
