Dawn,

When buyers talk cash......sellers generally listen. I wouldn't consider it a discount but befinitely adjust your offer price downward.....remembering to keep it real. Insulting the seller with a rediculous offer will accomplish nothing...other than losing this opportunity.

Thank you for your prompt answer! I also have several listings saved for 'stick and stone' homes- the question here then is the same but I should have added that I want to close ASAP as I am under a crunch to get a home purchased in Texas before I return to NY and finish packing. Seeing how I have the cash and want a fast process on the sale, if a house is listed in the 80s, would it be unreasonable to see if the seller would be willing to part with it a tad cheaper? Also, a straight bank transfer of funds is doable, correct? Thank you kindly once again for your quick response and I hope you have a wonderful evening!

FIRST ANSWER

Dawn,
Usually the only way to finance a Mobile or Manufactured home is FHA and there are certain restrictions.
Therefore you may have an advantage as a cash buyer.
If this were a bricks and sticks home it would only make a difference of inspection and days to close to the seller as your lender would pay them in cash or cashiers check anyway. But I would say here it is an advantage but get a good agent to protect you.
