We can all confirm that it's "about right" but so can Zillow... but about right can be 10% off which is a lot on a $1.3 million home. For a "precise" answer we agents would need a look at the house and then we'd thoroughly compare all recent sales until we found "true" comparables that sold recently. Kevin is correct in his answer. Your Realtor can easily go on the MLS and check out the square footage of every home listed in the MLS under the Agent-only section of Reports. For the few not listed, your Realtor can go to METROSCAN and get the square footage. Then you will have a true idea of the price per square foot for the past 6 m onths. I would base my price on the past 3 months though as the market has changed and that will give you a truer idea. Please note you should also have an idea of the condition of the properties sold so you can compare them to yours.
You will not be able to do that at http://www.sfarmls.com as "Public." Your Realtor should do this for you prior
to any offer you make. Your Realtor's website should allow you to do this as well. Hope that helps.
