If I am wanting to buy in Arizona how can I get MLS info and will it be accurate?

Looking to buy in Phoenix for investment and really it is very confusing as to what is happening. Where are the best deals? Should I go builder direct? or wouldnt the mls have most of these great deals I keep hearing about? Any help is appreciated.

The best way to get the most accurate information most quickly is to call a REALTOR. The ARMLS is going to be the most accurate and up to date location for the information that you seek, and besides, REALTORS often know of some deals before they are listed, and sometimes if they don't get listed at all. Other web sites that "scrape" listings from the MLS are great, but they will always have issues with accuracy and timeliness. I think that timeliness is most critical right now, because, for all the doom and gloom that you see in the media, the good deals are still being snapped up, and often times they are being snapped up before you'll ever see them on another site that "scrapes" listings from the MLS. FIRST ANSWER

IMHO I think the best deals are between the bank owned homes & new builds. Sometimes the incentives are fabulous for the new builds, and sometimes the banks are deeply discounting the homes.
