Madeline, Other/Just Looking in Staten Island, NY

I would love to know how is the area of West Brighton in Staten Island (mainly around Broadway)and is it safe. I am considering on buying a 2 family

house and would like some feedback on this area. I am married with 3 kids and relocating from Brooklyn.

I have worked in West Brighton for seven years and lived in the neighborhood for ten years. I am not a real estate agent, so I can give full disclosure. The best rule when dealing with West Brighton (safety-wise) is to live as close to Forest Avenue as possible. But there are some nice streets around Castleton Ave.and Henderson Ave. as well.The three public schools in the area , P.S. 18 (on Broadway) , P.S. 19 and P.S. 45 are all good in their own ways. P.S.. 18 serves most of the students living in the West Brighton housing projects but has very high expectations and a strong curriculum. (Received an A on school report card issued by Dept. of Ed.) The local junior high I.S. 27 has it's share of problems, but from what I hear, so do most of the middle schools in the city There are also 2 Catholic Schools in the area, Blessed Sacrament and Sacred Heart. West Brighton tends to be very close knit. People grow up there and stay to raise their own families. People are generally friendly. There's shopping, banks, and restaurants nearby. The Zoo, YMCA (both on Broadway), Clove Lakes Park, and Snug Harbor are all nearby .Every year there are Memorial Day and St. Patrick's Day Parades down Forest Ave. Check out the area at different times of day and night and see what you think. The median sales price for homes in West Brighton, Staten Island for Jul 09 to Sep 09 was $373,750 based on 22 sales. Compared to the same period one year ago, the median sales price decreased 2.2%, or $8,250, and the number of sales decreased 46.3%. Average price per square foot for West Brighton was $272, an increase of 7.9% compared to the same period last year.

There are currently 74 resale and new homes in Staten Island on Trulia, including 42 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in West Brighton was $485,117 for the week ending Oct 13, which represents a decrease of 0.4%, or $2,089, compared to the prior week.

I'm not an agent and have worked in the area for quite some time. West Brighton goes from good to not good at all. Your best bet is to go around the area during the evening and night time hours. Broadway off Bay Street is okay, Broadway off Richmond Terrace, is not so hot. When looking at any neighborhood always go for a drive at night and see for yourself.
