Hello Becky,

It's been awhile since I've heard from you and I was waiting for a call back in regards to your on going attempts of selling your existing estate. Have you decided on what route you were going to take. I already have an excellent marketing plan in mind for you that I'm confident will get your estate sold. Could you contact me once again when you get this. Thank you.

PS. Right now I feel as though you're losing out of a terrific market and I would like to help you take advantage of it in every which way while rates are still low and buyers are abundant. Thanks again.

Hello Becky and Tim,

Joseph Fernandez here with Keller Williams Realty. Obviously you have given the idea of selling and purchasing some serious thought if you're posting advertisements online like this. Could you contact me when you have the opportunity I would like to know more about your current property. I will be able to give you a very reliable number when it comes to market value. Why sell yourself short by attempting to sell your own estate. I would like the chances to prove my value as your agent by improving your own properties value. Thank you.

Good Morning Becky and Tim
You have 2 transactions that you will be involved with. The first is your current home. Unless you can purchase your new home and qualify for both mortgages, than you need to speak with a REALTOR and get information on your current home first. Specifically, suggested sales price, average seller concessions that are being given in your area, are there repairs that you need to make before going to market, the amount you should expect to net from the sale, expected time on market, plus you want a REALTOR who is going to market the home using multiple avenues not just put a sign in the yard and put the home on MLS. Very importantly, talk with a mortgage lender about buying a new home and make certain that you can afford to get what you want before you list your home.

The second transaction is buying a new home. The range of areas that you are looking at is quite large. Why such a large area? Are you looking at a job change and do not know where you are going to be yet? Such a large search area will make it difficult for you to review your options thoroughly. If you have not already begin compiling a list of must haves for your new home. Talk with your agent about these and talk about your time frame to purchase and what if this is a separate agent from the listing agent , make sure that you communicate where you are in the process of selling.

Please feel free to contact me if you have any questions or if I can be of assistance to you. Best of luck.

If you would like to discuss all your options please call me at 817.726.8678. I would get started by putting your current home on the market so you can try and get it sold during the summer vacation.

We should get your home on the market before school starts.
Homes sell all year round, but Spring and Summer have been the traditionally busy summer months.

Here's a link to some homes where you want to be:

Becky ---

If you want to sell your house, I can help you with that. Been selling them around here for 33 years!

Then we can talk about looking for a house in West Fort Worth, etc.

But you are not likely to find someone on a website like this who will trade houses with you. And I don't know about scheduling YOUR summer vacation, but it is almost over for most people! Registration for school starts in 3 weeks. it takes 4 to 6 wks to get a loan approved to buy a house. ~Have you talked to a loan officer yet?

Or, were you planning to pay cash for your next house?

Let me know if I can be of any help to you. Have a great weekend!
