I am not sure if you are asking this again or if this is an old post. You need to be very careful right now. Many of the houses in those areas are going to be subject to elevation which is extremely costly.
If you are looking for a house in the barrier islands get really good advice from different people such as realtors, town hall, lawyers, builders and good reference to fema etc.. Talk to your insurance company as well.
There will be really good deals coming up. People who just want out. This makes opportunity for those with the capital and the risk tolerance. There is good risk and bad risk. Just make sure you proceed with all the knowledge that you can gather.

You have picked one of the best times in history to buy in those prestigious shore towns. I just did a quick search for lavalette, mantoloking and bay head and came up with the following. There are some really good deals here and to narrow it down I need more information about your taste and needs. For eg. The house on Karge st in Bay Head is offered below assessed value and is in prime location across from the beach in Bay head. The exterior from the picture may not be for everyone but it is true Bay Head architectural design. You are one house from the ocean capturing the views and the breezes. It is the quintessential Bay Head beach house and it has an open floor plan all made for beach living. But if you prefer a newer house this is not for you.

Like I mentioned earlier this may be the last time to pick up your dream beach house at a good price. The offering price in many of these properties reflect the decrease. The stock market is roaring, interest rates will inevitably go up, inflation is on the rise so all of these add to a more expensive real estate market in the near future. Albeit, some are still offered too high but you can easily point those out and I can help with that as well.

I am happy to see that you are getting lots of agents replies, and I see that many want to assist you and I would be happy to be one of them as well, I just have one question, are you pre-certified ready to buy? A seller
wants to see proof of funds, especially in this market before letting you in their home. I am not trying to insult you in any way, just doing my job for my sellers. Good Luck with whomever you choose!
The question is more like which agent do you want to work with? Not every agent is created equal. I'm from North Jersey but I'm sure there's plenty of good agents in South Jersey too. I can give you a recommendation should you want one, but I see a handful of agents in that area have already responded to your question. Do your due diligence in choosing an agent.
