Hi Raj, if you wish to not use a real estate agent, you can tell the listing agent you would like to make an offer on the property. First you will want to find out what the value of the home REALLY is, and you will want to be familiar with your rights as a buyer, and beware of all the disclosures and contigency's involved so you don't lose your deposit if things don't work out. Also, have you already secured a loan?
The benefit of working with a buyer's agent is that the agent can work with you through the process, and represent your best interests, ie. submitting a strong offer, protecting your rights, and making sure all paperwork (there's lots of it) is submitted properly. The listing agent has a fiduciary duty to the seller, so representing you is contradictory to his contract with the seller.
