Just as the other agents have said, be wary of owner financing, Do have a Title company close, title work, and warranty deed if you do this. If for any reason You can not pass this test you do not need to be buying now. If for any reason the seller can not pass this test he/she CAN NOT sell.

Lucas, I also am a Century 21 agent ,and you and another agent or two on here are not to use this site
just to ask people to use you. If you have no other knowledge other than your referral network how would you choose the new agent for these people.

Be very very wary of owner financing. This is almost never a good deal for a buyer.

I would not possibly recommend owner financing we answer to many problems off of these issues w/o detailing all the problems. You can it depends on the it is structured, however need to know what your budget is. There are some loans you can get for strictly the "rural areas" that you may not be aware of that are 100% financing. I am a Texas realtor, and loan officer, however these loans are not usually out in the media vs. the standard conventional loans you read about.

Why do you need Owner financing, Is it that you are low on cash or is your credit bad. Don't be afraid to tell us, you never met us, and most likely never will.
When you find owner financing the down payment will most likely be as high if not higher. The seller still has to pay a commission and closing cost. The interest rate is quite often higher.
