Privado - no time for the sad story - It was auctioned on 03/13/09. We moved into a great home here in Carlsbad 03/21/09. I didn't know my partner had the money to help me - I never told him what I was going through until it was too late. He has excellent credit and enough money to make a sizable down payment on my home. Can someone help me ? the home we are renting is in foreclosure and (even though it is twice the size and really beautiful) we just want to go home. I need an honest ethical moral savvy agent. I saw my house listed on make me move. I know that it was sold again for 425 the current owner says that he will move for 445. with a down pymt of 100grnd that would make a loan of 345 would that be hard to get? I know that I would not be allowed to but my partner should be able to - at this point I feel like just give the owner what he wants so we can go home - please respond. sorry to hear of your misfortine. First step is have your parner get preapproved for the above designed loan. make sure the preapproval is in place before moving forward. Hi Gigi, if the current seller is willing to sell, and your partner can get pre-approved, the transaction should work just fine.

The first step is to have your partner get pre-approved for the financing. This can be done in about 24 hours. With excellent credit, a down payment of 20% (or $89k), and a sufficiently low debt-to-income ratio, they will qualify no problem. The approximate monthly payment would be $2,560, which includes principal, interest, tax, and insurance (and there will also be an income tax write off!).

On the real estate front, a good agent should be able to track down the current owner and make the offer.
