It astounds me that a local Realtor hasn't given you information as of yet. Our local market is very unique! I have been a resident of the Antelope Valley for 20 years as well as full-time Realtor for 6 years. I would not assume to know what is happening in any other market that I do not live in, because you need someone who has been here driving the streets and "in the trenches" on a daily basis to be able to navigate the process successfully. There are many areas that local Realtors know have special aspects that need to be addressed. For example, we actually have a 4 page disclosure specifically for homes in our area with important information for Buyers.
The general market conditions have changed dramatically in recent months. There has been a large influx of investors buying homes and renting them and the balance has been affected. There are certain areas of the town that are extremely hot for rentals, while others not so much. I will be perfectly honest with you. I work the San Fernando, Santa Clarita and Palmdale, Lancaster (Antelope Valley) areas. I live in the Palmdale area, have for years, have sold real estate here and have seen the market changes.
Okay, here is the truth...there are a lot of rentals in the area available for rent. However, there are a lot of people looking to rent as well. It really depends on the home itself, the location and the price. For example, I am working on renting out a 3 bedroom 1 bath home in East Palmdale for 1300. It comes with a pool, gardener and some water paid. The phone doesn't stop ringing.
However, be aware, many renters today are being put out of their homes for various reasons and therefore may have credit issues. HOwever, as some of my colleagues and I say, many people today have credit challenges. If you choose the right home, that makes the right sense for you, you should be fine.

Another good thing to do is go to http://www.yellowpages.com and search for property managers in the exact area you want to buy. Call 5 or 6 of them and tell them you are possibly going to buy a rental house and looking for a property manager. Then tell them exactly where and what you plan to buy. And then ask them what the rental market is like there currently, the range of rents and how long on average it takes to lease up a house. They will no b/c that is what they are doing all day long.
