An FHA mortgage sounds perfect for you. You can borrow up to 96.5% of the purchase price and also get a sellers assist. Interest rates are currently between 5.5%-6% (they change daily). Shop around for a qualified lender and compare rates and fees. Good luck.

It sounds like you should be able to purchase a home! I commend you for looking into the opportunities that abound in this market.

The first step for you should be to get approved by a lender so you know how much you can afford based on your income, credit and down payment. It sounds like you should qualify for a FHA loan.

There are other factors to consider. credit cards, school loans, car loans etc.

Our recommendation is to consult several loan specialists for their input. Be sure to request a "good faith estimate" from each. this is simply a written account of the programs and rates the agent quote to you.

Absolutely, Julie! You would be a great candidate for the first time home buyers programs and get in on the tax credit being offered. FHA loans would be perfect for you.
