Melissa, let me recommend NID as the housing counseling agency of choice. NID is a HUD approved HCA organization. It offers a free to you, pre-purchase counseling workshop. NID keeps up to date with all the different credits and grants the different municipalities in Miami-Dade County offer.

Melissa, the City of Miami has an excellent Program that provides 0% deferred loans to first-time homebuyers buying a property in the City of Miami. You can learn more by gong to http://www.miamigov.com, then Departments-Organizations, then Community and Economic Development Departmen, then on the left side click on Housing and then click on First Time Homebuyer. You can also call the mata (305) 416-1927.

When you want to buy a home the best place to start is to hire an EXCLUSIVE Buyer Agent, not just a Buyer's Agent. EBAs only work with homebuyers and there is never a conflict of interest that will jeopardize your negotiating position. Contact http://www.naeba.org for a referral in your area.

This is where you will find a list of HUD approved agencies for this. And, make sure you call around. Some will require that you attend class in person and others will simply handle it over the phone. FHA doesn't mind which you do as long as you get your certificate. Some brokers offer these type of workshops every once in a while. My suggestion is contact a local broker and sit down with them and ask them to guide you through the process. I'm sure there are many that would be glad to help you. If you are looking in the Miami area you might try one of the Douglas Elliman offices at http://www.elliman.com/agents/florida
