Brian - Again, it depends on a lot of factors, i.e., how well insulated the home is, how new is the AC, etc. The best way to determine on any given home is to look up the past year's history with the utility providor. This can be done online. The providor for Sun City is APS (AZ Power Svc.).

Also, when you have the inspection done, the inspector will test all the appliances as well as the AC/heat in the home. If these are not within acceptable ranges, he will let you know.

$200 to $300 if you keep your thermostat set at 80 and have dual pane windows and
plenty of insulation. Shade from trees makes a big difference too.

Dear Brian:

Depending on the grade of insulation and the efficiency rating on the AC unit, could vary from $200 to $300. The utility company could tell you the recent history on a specific property once you identify one. Also, if you are buying from the owner, they would tell you exactly.

If you have any questions, just ask.

The cost to air condition a home that size would depend on the age/ size/ SEER rating of the A/C unit. If the home is properly insulated, does it have single or dual pane windows and what temperature you leave it at.

A ballpark guess may be, $250 - $300 per month in the summer.
