I will be looking to move in about a month or so and was wondering how soon should i begin to look for mortgage lenders?

Kailyn, don't get "pre-qualified," get pre-APPROVED. It's amazing how many people still talk about being "pre-qualified." If you don't know the difference find out.

I would suggest to get started as soon as you can because getting mortgages through can take anywhere from 2 to 8 weeks depending on your lender and finances. It also wouldn't hurt to get started ASAP either. I recommend that you speak with a lender like myself and start getting pre-approved. When applying for a loan, lenders like myself will need to look at several different things if you are trying to prequalify for a loan. 1) Proof of income for each person that will be on the mortgage which can be demonstrated through: one month of pay stubs, previous year's W-2 forms and tax returns, official documentation to demonstrate other forms of income (alimony, child support, etc.), and two year's tax returns if self-employed (all schedules, all pages) 2) Credit Report which they will pull 3) Employment History or Business Tax Returns if you're Self Employed 4) Personal assets such as: Recent balances and statements for bank accounts, most recent account statement demonstrating market value of any investments (stocks, bonds or certificates of deposit), documentation showing interest in retirement funds, face amount and cash value of life insurance policies, value of significant pieces of personal property, debt information, the balances and account numbers of your current loans and debts, including car loans, credit card balances and any other loans you may have. Pre-qualification lets you know how much you can look for. No use getting your hopes up and then running into snags on your dream. The sooner the better. This way you know what you can start looking at.

Now is the time to start looking around and getting pre-approved sou you're ready to go. Generally speaking from the time you go under contract to the time of closing is 5-6 weeks. But in order to do this you need to be preapproved first.

Hi, Kailyn,

I agree with the others. You need to look for your lender even before you look for a home.
Time is very tight for you to move in a month. 30-45 days from signing a contract to closing on your new home is common, with 45 days preferred.
Any good buyers agent can help you locate an aggressive lender, but you need to move forward with your lender choice ASAP.

From start to finish a loan usually takes 30-60 days depending on the bank. Credit Unions can sometimes have a loan done in 3 weeks but government backed loans such as FHA and USDA take up to 60 sometimes. Feel free to email me if you need help finding a place. whitlockrealty@gmail.com

Hi! You should start looking now. Getting prequalified will allow you to know how much you can afford and will allow you to be ready to make an offer when you find your dream home.
I have seen people lose great deals because they weren't ready to make that offer. Good Luck!
