Gena,

You offer a loaded question, because there are 36,000 licensed agents in metro Atlanta who are operating at some level of service and might be "available to show you some properties..."

That being said, if you have any personal referrals from friends or family who know agents that they recommend, then start with those referred professionals.

Then, call me and lets talk about your specific criteria and the terms that you seek when identifying the right property in Midtown Atlanta.

Lisa did offer you some good advice, but although she said she was not trying to get your business if you did give her a call and she referred you to another agent she will most likely receive a referral fee of around 25% for making a phone call. There is nothing wrong with that and having an agent refer you to a known well qualified agent in the area is a plus for you. Many agents don't work with buyers or sellers and focus 100% of their time on earning referral fees.

I typically don't work in the downtown area, but had a close friend recently looking for homes in East Atlanta and Kirkwood. I know of a few homes that are in your price range or below that would be considered cottage type homes 2 bedroom 1 bath that have been renovated and are in great shape. I would be happy to show these specific homes to you since I know their condition and price range.

Gena, I don't work with buyers, so I'm not trying to get your business. I just want to offer you free advice. First, Midtown is a highly specific niche market. You will do yourself a favor if you choose an agent who specializes exclusively in the Midtown market (and at your price range, even more exclusively in the Midtown condo market if you are certain you want to live in Midtown). Second, at $200k, really your only options in Midtown will be condos. If you are looking to live in the heart of Midtown that's generally going to buy a 1/1 condo at the newest buildings or a larger condo at some of the less popular buildings further away from the heart of the neighborhood (closer to SoNo, Old 4th Ward, etc.). Third, you might want to consider looking at condos in Virginia-Highland rather than Midtown. It's nearby and very popular. Also, there are far fewer units available in Va-Hi, which means that the resale market should rebound better and quicker than the Midtown condo market (which is currently pathetic and will likely remain that way for a while) should you need to sell your condo in the next 5 years. I know several excellent Midtown specialists if you'd like a referral, but I have no doubt you'll have dozens of agents offering their services here, so hopefully you'll find a good one.
