I was under the impression that listings typically indicated a house was under deed restriction (HOA), plus the fees involved. Is that not the case?

Your impression is right. A listing SHOULD include this information, but it is not required. The MLS is a guide, and information there is not guaranteed. A buyer should independently verify with the help of their buyer's agent, any and all pertinent information prior to completing the purchase of a property.

That being said, Trulia is not a licensed real estate broker and is not a substitution for the MLS. Listing data here is notoriously inaccurate. The same goes for their competitor, Zillow: http://www.davidbarrhomes.com/debunking_zillow

Most agents will be able to provide you that information and even more details, just by asking, and for free. Sites like Trulia provide very little info, and not all accurate, just to keep people coming back for more. Contact your agent and if you don't have one then use the "Find and Agent" button in the Trulia green search bar above.

Trulia won't always list that information, but if you go to the MLS that information is on the sheet. Most listing agents will post that information when it is known. There are some bank foreclosures where information isn't always disclosed. The bottom of every MLS sheet has a disclaimer - information is deemed reliable but not guaranteed. Parties are advised to verify.
