I was told that it seems real estate agents in Tipton county are artificially inflating home values.

From where I sit, the homes in Atoka, TN seem to offer more value for less dollars (as compared with Nashville and Memphis)...the ones we looked in had a lot of upgrades and are in a really good school district. You get what you pay for - simple as that.

I agree with Michael, the home price in the end is determined by the Appraiser, if he says that the home is priced too high then the price has to be adjusted, the seller is the one that says this is what I want my home to sell for, the agent can only advise to Current Market Value, however in the end the appraiser is the determining factor!
I am sure you are aware that homes in Titpon County are selling!! I do realise the market is still slow, however homes are stll selling in Tipton County. I have sold 2 homes in the last week and I have a new construction home that will close in July, all in all things are looking up in Tipton.
Bottom line is, as an agent we can only give you the facts to determine what your home is worth via the data we have available, it is impossible to inflate homes when the data does not correspond.

Looks to me as if the prices in Tipton County are going up but shouldn't be based on the data. With the sales of homes decreasing. Shouldn't there be a corresponding decrease in price? Correct me if I am wrong.

Ashley,,,Michael's answer is right on the money! With regard to the specific area you're mentioning,, what is it that causes you to feel this practiceis going on? The source who provided you the information- - how reliabe are they? Are they in the real estate profession? or are they just passing on something that they heard from someone/somewhere else... just a few things to consider. Again, Michael's response concisely answers your question.

Like everyone else has said, the value is determined by the Market or what a Buyer is willing to pay. Realtors really don't have this power!

Value is determined by the BUYER, whether it's a car, an airline ticket, or a house, when they put that money on the table, that's what it is worth!

that's interesting, particularly in this market. I can't imagine what the motivation for inflating prices would be - each sold home still has to appraise so you can ask anything you want, but the market decides the price.

Home values are determined by the market. Generally, anyone who may try to inflate the price of a property beyond what the market will bear, is only fooling themselves. When it comes to buying or selling a property, contact a Realtor. That Realtor can perform several different types of analysis to help you determine what the properties are actually selling for in any given area. This is important because you can list a property for virtually any price you want to list it at, but, that doesn't mean it's going to sell. What you really want to know is what the homes are selling for, (the selling price), any concessions that may be given especially if there appears to be a growing trend, like assistance with closing costs, etc., and how long the properties generally are on the market. The market drives the price. If you're think of buying or selling, I'd be happy to talk with you.

My sister lives in Brighton--on Dunlap Orphanage Rd. I love it there.

Every time I go to visist,I literally have to pry myself loose when it's time to go home.

I can't see how an agent can artificially inflate home values. The house would have to appraise and no lender would approve financing for more than the house's actual value. If you are looking for an agent,i can recommend a fantastic one. She did a wonderful job selling my sister's house in Bartlett a few years ago and I believe she is also a CPA.
