$213000 in 06 and all they have done really is add a pool...i think. And all the houses in the area have been estimated at around 120K-190K (this was the tax assessment value). What should I offer if I wanted to buy this house. the address is 3541 Cedar Creek Rd.
At near $300k this home will be on the market for years to come....unless you pay near the asking of course.

Cherry Creek is one of our more upscale neighborhoods.
The only real way to get current data is with a comparative market data and a local agent has access to that info.
Also, Buyer representation assures that your interests are being addressed and negotiated.

This is a really great house! I have been in and looked around. It's very well kept, in a convenient location, and has a beautiful view from the backyard. A better way to decide what should be offered for the home would be to see a Comparative Market Analysis that takes into consideration what has sold lately, and the price it has sold for. That would give you a better idea. However, this is a great home and pretty well priced. It is definitely worth more than the 190K.

Because I can't find the exact property, I can't help with a good offer. More information on the property would help. Are you sure it is in Lowndes County?

Hi Kaydan, You are taking some of the right steps to determine what the possible value of the house is, but the assessed value does not give you a good picture. First you must realize that the assessed value and the appraised value are 2 separate numbers. You should find a good Realtor who knows the area and can pull you true comps to determine what a fair price would be on this house. A Realtor can help you know if this house is overpriced or not. One thing is certain, it is a Buyer's Market right now and a great time to purchase with historically low interest rates and tax incentives! Kaydan. Alot of things to ponder here. FIrst, not all that familiar with Valdosta but can't imagine in my wildest dreams that any home there would have truly appreciated that much since 2006. In fact, current marke value should be less than that if it trends like the rest of the US housing market. Best to find a good, experienced, full time agent and talk to them about your interest in this property. The pool doesn't add value per se. In any event, whereever you buy, it is usually not a good idea to buy at the top of the market in the area or neighborhood. Seriously, get a buyer agent - it will save you alot of time and money.
